CITIC Securities: There is still hope for real estate recovery, and policies need to be strengthened

According to the CITIC Securities Research Report, as the downward pressure on housing prices and investment increases further, the policy is expected to show a more positive trend. We expect the real estate market to stabilize in 2024. The order of industry recovery may be second-hand housing transactions — new housing transactions — corporate credit — development investment — corporate land acquisition — project completion. At this stage, we are optimistic about leading housing enterprises with relatively adequate license exchanges and high asset quality; we are optimistic about the sales platforms that have benefited first from the recovery in second-hand trading volume in Beijing and Shanghai; and we are also optimistic about large property management companies that have fully adjusted their valuations and are not expected to be under much pressure on annual receivables.
